Full and Paperwork Management Services - We provide Full Management for buildings from 2 - 200 units, including day-to-day management, rent collection, bill payment, repairs, tenant correspondence, etc. We also provide Paperwork Management for all size buildings, which includes all of the required paperwork for one annual flat-rate fee. We provide management services for all types of properties, including residential, commercial, mixed-use, co-ops (including HDFC Co-ops) condos, etc.

Real Property Income & Expense Form Filing - R.P.I.E. (or R.P.I.E. - EX exemption) forms must be by September 1st of each year with the NYC Dept. of Finance. You must report your income and expenses on this form. You must file this form in order to challenge the Assessed Valuation of the property the following January to reduce Real Estate Taxes (See Real Estate Tax Certiorari Proceedings below). We fill out and hand-deliver these forms for you.

Real Estate Tax Certiorari Proceedings - If your property is over-assessed and your real estate taxes are too high and there are recent comparable sales in the neighborhood to support your claim, we may be able to reduce your real estate taxes.

J-51 Real Estate Tax Abatements - We process J-51 Applications for qualifying renovations. Please note that you must file a form 45 days prior to the commencement of the work (usually when your architect files the plans with the Building Dept.).

Construction Consulting & Management - We do consulting & management for individual apartment renovations, MCI work, gut rehabs, new construction, etc.

Mortgages / Refinances - We obtain purchase money and refinance mortgages for multi-family and mixed use property through third party lenders.

Violation Removal Services - We evaluate violations, recommend required repairs and file with the proper agencies to remove violations of record.

Multiple Dwelling Registration - We file annual Multiple Dwelling Registrations (MDR) and obtain certified copies.

Environmental Control Board - We obtain hearing dates and represent you at ECB hearings for Sanitation, Fire and Building Violations (except Criminal Violations).

D.E.P. Filings - We file Triennial Boiler Operating Certificates, Water Meter Requests and we do Water meter billing resolution.
